System was connected to a surge protector that turned unit off. Recommendation is to unplug it and plug straight into the outlet because surge protector had 3 or 4 things plugged into it in addition to the unit.
Arrived to find heat exchanger has multiple cracks in it. Gas and heat were disconnected and an estimate will be sent in the next few days with options to repair or replace.
Heating performance tune up times one system. Clean flame sensor, and do support and burners. Tightened all wire connections. Check heat exchanger for cracks found none. No carbon monoxide or gas leak detected in home. Inspect blower, evaporator and ductwork. Change out filter client Supply. System operating at manufacturer specs at this time.
Drain pan integrity was fine and has been sprayed with our lifetime guaranteed coat of antitrust sealant. A fresh coat was added to the end just in case and the reason for the drain issue was addressed by separating the primary and secondary lines from draining Into the same line and adding a clear ez trap to mai tain pitch.
Heat checkup on 2 tranes we installed. Systems are operating within manufacturers specs but airflow is an issue. Husband want home at time of service so ill try reach and explain. Can confirm heat is running at this time.

Inspect blower, evaporator and ductwork. Tightened all wire connections. Test thermostat for proper operations. System operating at manufacturer specs at this time.
Walkthrough on recently installed ductwork. All ducts are properly sealed. They are hung high and tight with saddles on each strap
System not working properly in heat mode. Electronic heat strips are working but condenser is low on refrigerant due to a leak in evaporator coil. Did a visual inspection of evaporator coil and is rusted really bad (pictures attached). Capacitor is weak and outside of manufacturers specifications. I would recommend replacing with a turbo capacitor. Supply plenum is made of duct board and itâ€™s starting to break down. It has bacteria growth on the outside of the collars and at some connections. I would recommend replacing this with a metal plenum. Jairo is scheduled to come tomorrow and give a quote to replace the system.
Heating Maintenance on 1 system. Checked the heat exchanger. Cleaned the flame sensor and checked the igniter. Checked all the safety switches. Checked the gas pressures and checked for carbon monoxide. There is no carbon monoxide present at this time. Tightened all the electrical connections. Inspected the blower motor and the inducer motor. Inspected the ductwork. Replaced the 20x25x4 Filter that was provided by Mrs Hennefer.. The system is working properly on heat mode at this moment. Outdoor Temperature: 75 Blower Motor Amps: 7.11 Blower run capacitor: 14.2 Inducer Motor Amps: 1.25 Gas Pressure: good Igniter: 18.3 Flame Sensor: clean Pressure Switches: good High Limit Switch: good Heat Exchangers: good Vent Pipe: good Carbon Monoxide: 2 ppm Filter: 20x25x4 Replaced today Recommendation is to add attic insulation and an attic tent. Will discuss drains with the owner
Post install walkthrough on recently installed ductwork. All ductwork is supported and straight. Verified all dampers are open 100%. Judy stated that all rooms seem to be equal on temperature. Return in hallway had gaps. So I removed the grill and had Jim wash it. I used mastic to seal all gaps in order to pull are from only the conditioned space. Jim to address vent pipe tomorrow.

Re-ducted 5T system with R8 ducting - added return - re-leveled ac pad
Performed duct cleaning and covid blast -- also replaced 3 duct runs

Adjusted gas pressure on downstairs and upstairs furnace to achieve 3.5 inch water column. Test thermostat for proper operations. Systems operating at manufacturer specs at this time.
Hitting performance tune up times one system. System is a communicating heat pump. Test it all safety features. Tested heat strips. Refrigerant level good at this time. Testing defrost cycle. System was reading 75Â° upon arrival. When I went to check refrigerant level outdoor unit was not running. No alerts or fault codes were indicated on the thermostat. Cycle power and found that the EEV was not operating properly. removed and cleaned with steel wool. Reapplied the stator coil on EEV. System operating at manufacturer specs at this time.
System working properly in heat mode at this time. Need to change filter 20x25x4. Mr. Grygar Need to see what we can do about fixing condenser pad because itâ€™s sinking. Ductwork is in bad condition. Vapor barrier is starting to deteriorate and rodent have eaten through the ductwork. This affects the efficiency of the system, and also shortens the life of the system because the system needs to work harder and longer to achieve the desired temperature.
Changed out complete system with new Trane 4T XV18i complete system - Trane 10 yr parts warranty - Dealer 5 yr labor warranty - 5th year equipment maintenance -- returning tomorrow to blow in attic insulation
System working properly in heat mode at this time. We need to replace the reme halo bulb. The surge protector on the furnace has burnt out do to a power surge. Would recommend adding a new one since this one did its job.
System workin properly in heat mode at this time. I would recommend adding some attic insulation. I also noticed a large gap around the attic access. This is allowing air and dust from the attic into the home. I would recommend adding an attic tent.
System working properly in heat mode at this time. Judy had asked if we do dryer vent cleaning and I informed her that we do. I also recommended getting a duct cleaning since the return ducts are dirty.
Closed the damper most of the way and the register all of the way that supplies the daughters bedroom. Also shut the register to the bedroom next to her since the jack and Jill bathroom doors are always open. This increased the airflow to mrs.Perryâ€™s room.
System functioning properly in heat mode at this time. Inducer draft motor is pulling twice itâ€™s max amperage per manufacturers specifications. The collars on both the supply and return are not properly sealed or insulated (pics provided). This creates a loss of efficiently and reduces the life of the system since it is bleeding air into the attic and taking longer to condition the space. Mrs. Perry stated that after the duct cleaning we did, her room wasnâ€™t getting enough airflow and that her daughterâ€™s room was getting too much. I adjusted the dampers and regulated the airflow. Confirm airflow was okay with Mrs. Perry. I would recommend replacing this system and ductwork sooner than later due to age and efficiency.
Heating performance tune up times one system. Inspect blower, evaporator and ductwork. Test 10kw heat strips. Both are pulling 28.2 amps. Test thermostat for proper operation. Check outdoor unit. Refrigerant level good at this time. Run cap and capacitor look good. Wash condenser coil. System operating at manufacturer specs at this time. Supply and change out 1-20 x 20 x 4 filter
Performed heat maintenance. While performing my maintenance I detected 15PPM do carbon monoxide. For health and safety reasons, anything at or above 14PPM I must render the furnace as inoperable. At this time I have disabled the heating function of this furnace until further action is taken. I also inspected the ductwork after speaking with Mr. Reichert about a rodent issue. I did not find any major issues with the ductwork or hole that have been chewed through by rodents. I did find some insulation that has fallen off of the hard duct in one place. I informed Mr. Reichert of my findings and recommended replacing this system. In previous maintenance notes Mr. Reichert was informed his compressor near the end of its life, which is why I recommend replacement vs. repair. Also informed him all manufacturers across the board are raising the equipment cost as of January 1st.
