Completed maintenance inspection, washed condenser coils, flushed drains lines, replaced media filter provided by homeowner. Blower/ condenser fan motor is range. Compressor start up amperage was a little hi. System is 18 years old and on borrowed time, life expectancy is 12 to 15years.

AC performance turned up times one system period inspect blower, evaporator and ductwork . verify primary drain is clear at this time. check thermostat for proper operations. Check outdoor unit. Refrigerant level good at this time. Wash condenser coil. Adjust return Grill near kitchen to stop the howling. System operating at manufacturer specs at this time
Upon arrival I went to the attic and looked at both air handlers and evaporators. Both systems were completely dry. No water standing in the pans. No breaks in the primary drain line. Advise clients that the corporate for the stain on the ceiling could be from a nail in their roofing. Or the vent pipe could be leaking because you could see daylight through it.
Performed AC maintenance ,check indoor unit ,check indoor unit control board, tightened all electrical connections ,check blower assembly and blower motor, check ductwork, clear condensate line/ check condensate line ,check float safety switch, checked outdoor condensing unit, clean condenser coil, check compressor ohms ,check contactor /run capacitor ,check all electrical connections, and controls ,check refrigerant pressures and temperatures. System is functioning properly at this time.

Unit indoor blower variable speed motor is bad the resister rain module is burnt down to the board. Home owner told me he will get a motor so I just charge for diagnostic fee of $95.00

Coil is not looking at its best Shape.compressor is starting to pull higher amps. Checked refrigerant levels they fine. System is 17 years old r22 recommend system replacement due to its age and possible break down gave customer coupon.
Perform 2 system maintenance washed condenser coils changed filter for downstairs system. Tested capacitors and contactors checked amps on condenser l. Checked refrigerant levels. Upstairs system is cooling properly. Downstairs system is a little low on refrigerant system is r22 20 years old I recommended a leak search and system replacement. Upstairs system is helping downstairs system stay cool and expanded its life but system is exceeded life expectancy. Condenser is pulling higher amps due to age. Inform customer about Trane price increase and refrigerant being not manufacture anymore. Gave coupon customer will talk to husband and call us back
Home inspection. Both units passed my inspections. Systems are properly sealed. Units are level and draining appropriately. Both thermostats are operating properly. Both are a Wi-Fi thermostat.

Homeowner had other company come out and perform leak search on evaporator coil. They confirmed that it is bad. Also they charged system with 8 pounds of 410a. Homeowner said that he doesn't want another leak test done. And will be liable for warranty coil. He will give us a call tomorrow. Also airhandler will have to be reinstalled to access evaporator coil. Its a tight fit.
Heat performance tuneup times one system. Client changes his own filter. And it is need to be changed. Checked and tightened all wire connections. Cleaned flame sensor and in this report. Checked heat exchanger for cracks found none. No gas leaks or a carbon monoxide detected. Checked thermostat for proper operation. System operating at manufacture specs at this time. Wayne was unaware that we installed windows. He is going to call to get a quote for windows.
Three performance tuneup times one system. Advised Benson that the filter needed to be changed. Filter size is 20Ã—20Ã—4. Inspect blower, evaporator and ductwork. Checked all safety features have limits and roll outs. Advanced blower speed to medium high to let unit temperature rise get within manufacture specifications. Advised client that the decking under the furnace is very brittle. Also found fresh rat droppings on furnace. System is operating at manufacture specs at this time.
Perform 1 system maintenance clean flame sensor tested igniter. Cleaned inducer draft port. Tighten wire connections. Temperature rise at 39 . Checked amps on blower n inducer draft. Ductwork and insulation looks good. Filter still has some life to it. System is heating properly at this moment
Heat performance tuneup times one system. Changed out filter client supplied. Inspect blower, evaporator and ductwork. Checked all safety features how I met and roll out. Cleaned flame sensor and induce support. Titan no wire connections. No cover monoxide or gas leaks detected at home. Check thermostat for proper operation. System operating at manufacture specs at this time.
