Arrived to find blower motor motor had failed.. System is original and is almost 30 years old. Customer was walked thru all parts failing which include include but aren't limited to the inducer motor, outside disconnect which is melted, drain pan which is rusted almost thru, Grey duct thats original, registers blowing air in the wrong direction, no insulation, and their system is dual fuel but uses the gas despite not having the thermostat or wiring to run dual fuel correctly so gas and heat pump are running together which is ruining the compressor. Customer agreed to have Chris come out to talk replacement but has 6 or 7 bids already. She has 30 days to roll a portion of today's charge into a replacement and was reminded multiple time that the inducer most likely won't last the rest of the winter. Repair comes with 1 year warranty.. System has not had maintenance with is also highly recommended.

Heat performance turned up times two systems. Supplied and changed out eight filters. Inspect blowers, evaporators. Test all safety features are limited rollout. Both rooftop units have good temperature rise. No carbon monoxide or gas leaks detected. Systems are operating at manufacture. specs at this time.

The units were not producing any water during heat mode the water leak was between the first and second floor above a bathroom none of our equipment is in that area recommended the customer to call a plumber I believe he has a water leak in that bathroom

Checked flame sensor and ignighter, performed co test , checked and cleared condensation line , inspected flu pipe and inducer were properly venting and changed filter for customer. Customer is intrested in duct cleaning and after inspecting and showing how much buildup they have they will talk about it . Quoted $1100

Upon arrival I spoke with Jeannie about what was going on with her master bedroom air conditioner. She stated that it wasn't really a humidity issue because her and her husband woke up hot one night. I verified that the refrigerant charge is good. Condenser coil was a little bit dirty. System has a perfect 20° temperature split she did show me pictures about the thermostat being in the scheduling program and the temperature would bounce around. I change the internal programs on the over Cooling limit. I added 1° today. That means when the thermostat is actually satisfied it will go one more degree. We can change this at any time. Upstairs thermostat would not hook up to the Wi-Fi in the home. I installed a train 850 and the internet hooked up immediately. We will order a new 1050 thermostat and return and install it when it comes in. Advise Jeannie to give the master bedroom about a week to see if it improves.

Completed diagnostic, circuit# 1 compressor was out on internal overload due hi head pressure, expansion valve is faulty with restriction. Recommended replacing TXV or whole system - txv isn't in stock anywhere and not available to order P#HFES8HCA (found on Trane and Johnstone website) Circuit #2 which is compressor/ evaporator coil was low on refrigerant Added 4 pounds of R22 which has small leak in evaporator coil.

AC performance tuneup x 2 RTU. Inspect blowers, evaporators. Both units are brand new. Filter sizes are 4-16x25x2 Other unit is 4-20x25x2. Drains are clear and flowing. Pressures are good. Filters are good at this time. Both thermostats are in a bad location. Both are directly in the path of supply air flow. This will make the system short cycle and make the rest of the space feel warmer. Leaving a quote to relocate them. Otherwise systems are cooling properly at this time.

Completed maintenance check drains are clear, refrigerant levels are good. All electrical components and contactors are in good shape. Also recommended replacing whole system because efficiency has drop over the years, life expectancy is 12 to 15years. Homeowner Will consider replacement in the fall and renew contract.

Nothing is wrong with the thermostat. When I arrived the indoor temperature was 78°. And as I stood by the thermostat and saw vendors and employees opening up the south door the temperature started to rise quickly. The thermostat needs to be relocated. Construction is about to happen. We can relocate it then

Adjusted fan speed to remove more humidity in Masterbedroom. Checked refrigerant levels which was good. Its 67 degrees in room right now. Did not find any problems at this time.

Completed diagnosis, found breaker tripped inside of main panel, will Not reset. Its a three phase breaker, customer will call a electrician.

Thermostat head error code 155.04 upon arrival. That stated that the EEV was not opening properly. I ran the valve through the system test and it passed. Possibly could’ve been stuck slightly. I’ll turn system down and checked charge. System has a 9° sub cool. System is operating properly at this time.

Performed maintenance on all 5 systems: Replaced all media filters, compressor/fan and blower motors are good. Drains are clear, temperature splits were in range. Condenser coils are clean. Refrigerant levels and sub cooling is fine. No problems found at this time. Also homeowner renewed Gold membership for 4 systems.

Upon arrival I cleared a message about changing the filter. Went to attic to see if the furnace had an issue firing up. Furnace is good systems are operating properly at this time.
