Thermostat head error code 155.04 upon arrival. That stated that the EEV was not opening properly. I ran the valve through the system test and it passed. Possibly could’ve been stuck slightly. I’ll turn system down and checked charge. System has a 9° sub cool. System is operating properly at this time.

Performed maintenance on all 5 systems: Replaced all media filters, compressor/fan and blower motors are good. Drains are clear, temperature splits were in range. Condenser coils are clean. Refrigerant levels and sub cooling is fine. No problems found at this time. Also homeowner renewed Gold membership for 4 systems.

Upon arrival I cleared a message about changing the filter. Went to attic to see if the furnace had an issue firing up. Furnace is good systems are operating properly at this time.

Hard lock out on outdoor unit. Thermostat showed low pressure on the system which caused a hard lockout. Around the system and heating, again and cooling, and again and heating. Each time pressures were perfect. Could be a glitch with the thermostat. I advised Christina that if it happens again to just to try to cycle power to the unit to reset everything.

Performed maintenance inspection on heat. Discovered that heat exchanger is showing a lot of wear. Recommend replacing the furnace. Attic insulation and ductwork is in good condition. Test for gas and carbon monoxide leaks, nothing was detected. Also emergency drain pan is rusted out, Recommended replacement. Declined repairs at this time.

Heat pump system was in hard lock out, check sub cooling 10 degrees, expansion valve seems to be working good. I think pressure trandsducer is faulty, sending low pressure signal back to inverter, causing system to go into hard lock out. Parts needed low pressure transducer for heat pump XV20.

Post install walk-through on recently installed equipment. Reinstalled 824 thermostat client paid for. I noticed that the air conditioner on the 15 ton was not running at the condenser.Found that there was no signal making it to the outdoor unit. I ran new control wire but that did not fix the problem. Replaced 824 thermostat and system came on and operating properly.

Make 15 ton unit ready to work. Install 2 824

Clean flame sensor and inducer ports. No CO2 detected or gas leaks. Test temperature rise. 37* Test Tstat for proper operation. System operating at MFG specs at this time.

AC performance tuneup times five systems that started in May. I was delayed due to the weather. All of inside was completed on previous visit filters change, drains cleared inspections. Check charge on units. I added 3 lbs R 410 A to the older units that is in the basement. Upon arrival I did a carbon monoxide test on The basement unit. Found for parts per million when heater is running and second stage. Not an emergency but advise Jeannie that System will more than likely need to be changed next year.I also used wood from the basement to level out all four condensing units.

Return today to do leak search on zone system. Turn system off and let the pressures equalize. Detected a leak with a electronic leak detector in the evaporator coil. Coil is still under parts and labor warranty with Trane. Misty or Holly to call when evaporator coil comes in. Still waiting on Low pressure cut out switch for outdoor unit. System is cooling properly at this time. Advise client there is a $150 warranty processing fee once the coil comes in.
