Emmanuel Luna called shortly after we called the answering service the morning of May 6, 2023 about the outside unit for our main AC unit not starting. HE told us we were 6th on his list for that Saturday and it may be the evening before he could get to us. We touched base late afternoon and he updated us on his progress for the day. Upon arrival he systematically checked the unit and determined the cause, which he was able to resolve. Emmanuel kept us truthfully informed of progress, did not hurry his work at resolving the issue, and put our AC back in operation even though it had been 12 hours since our first conversation. We were having a bad mold smell coming from the unit when switching between heat and AC. The tech from last years check up said we should replace the condenser, so we did. $1500 later the smell is still there. We called and reported it to AC PROS. They said you need to have your ducts cleaned. So yesterday we had our 6 month check up and that tech told us that we needed the Air Purifier System to 100% solve our problem. So we are not happy about being out $1500 and still needing to spend 2 to 3 thousand dollars more.

When I arrived the thermostat was reading 80. After turning the thermostat on the unit began to run normally. I cycled the system multiple times and it came on every time and let the system run for a time. Noted the most common issue to be with a thermostat or the contactor. At this time everything was working so no work was preformed.

AC performance tuneup times one system. Client changes his own filter. Drains are flowing freely in the up flow cabinet. System is 22 years old. It uses R 22. It is slightly under charged. Refrigerant is $412 a pound for that unit. Compressor is pulling 30% more power than it should at this time. I am leaving a quote for a new complete 15 seer 2 1/2 ton unit.

When I arrived the thermostat was set at 68 reading a temperature 78 in the house. The blower motor was running, but the condenser was not receiving 24 Volts. This is because the drain lines are stopped up and the secondary drain Pan as full of water causing the float switch to trigger shutting the outdoor system off. The clog is at the evaporator coil because of a dirty coil that will feed to be cleaned in order to prevent further draining issues. The furnace is also incredibly dirty due to the system running without a filter installed and a large gap in the filter door sending dirty air straight into the unit. This will also need to be addressed. A duct from the supply side is blowing air directly into the attic space. There currently is nowhere for the duct to go as it appears the original hole has been sheet rocked over. The out door units are very entangled in vines and will need to be cleared of debris then given a thorough clean. Attached are some estimates of different scop

Preformed system maintenance on single system under Montgomery service agreement. The refrigerant levels looked good with a air temperature difference between return and supply of 19 degrees. All electricals looked good and all readings are in normal operating range. Out door unit warranty replaced in 2022 is running well with no abnormal stress on the compressor. Inside the approximately 9 year old unit is also running well. Changed the filter and washed the condenser coils. I found no issues with system performance at this time.

Performed one system maintenance. Got to the cause of nursery room not getting airflow. The duct is severely kinked. 6” 30 ft run needs to be replaced. Also we will be cutting in an additional 18” return for the 5ton system. Installed a 5ton start assist kit. Please take a complimentary 20x25x4” filter. Remove the 20x25x1 filter at the existing return grill. Homeowner is aware that we may need to remove that detector where we want the return. When you enter the front door, to your left is a lowered ceiling in a 4’x4’ hallway. Homeowner has paid full balance.
