Performed two system cooling maintenance. The main system that services the west of the home is not cooling properly due to a refrigerant leak at the indoor coil. Equipment not registered, out of warranty. Homeowner elected to get system replacement options instead of replacing the coil only. Money used today can be applied towards system replacement, will also install the start assist for the opposite unit as well if we move forward with replacement. Left estimate sheet with homeowner with financing options for 0%/60months and 6.99%/120months

Performed heat PM. Changed filter ,,checked blower motor and inducer, cleaned flame sensor and observed in heat mode to verify everything is venting and working properly and checked for co2 leaks .

Completed diagnosis, found system low on 410A not cooling. Performed electronic leak search, evaporator coil is leaking refrigerant. Possible part warranty. AC performance tuneup times two systems. Inspect blowers, evaporators and ductwork. Treated drain lines with vinegar and hot water. Tightened all wire connections. Both systems have a good temperature difference. Checked outdoor units. I had to let the heater run in order to have some heat to remove from the home. When I arrived it was 44°. Changed out both capacitors. Both were below recommended specifications. Washed both condenser coil‘s. Systems are operating at manufacture specs at this time. Helen and I discussed the issues of dust infiltration in her home. None of the sheet rock penetrations, Canlite‘s or boots in the ceiling are not sealed. I will get a quote and email it back.

Second opinion for client. Long time client at another address, first time here. Inspected both furnaces and found no issues with either system. One system is a zone system. Meaning more than one thermostat on one heater. Blower wheel is slightly dusted. System has utilized a 4 inch filter from the beginning. No carbon monoxide or gas leaks were detected while in attic. Both systems have adequate returns. The 80,000 BTU furnace has an 18 inch duct. Which will carry 1000 CFM. The other system has 1200 CFM. No additional ductwork is necessary as stated on clients previous contractor Milestones. Only recommendation I have today is a Reme Halo. $995.00
