Outdoor compressor/fan motor was not working. Installed Turbo run capacitor 45/5. Also customer purchased gold membership, 1st visit in fall.
Completed maintenance check, drains lines are clear, filter is clean, refrigerant levels are in range. Everything seems to be working properly.
Arrived to condenser not coming on found bad capacitor replaced with turbo system came on system cooling at this moment
Arrived to primary drain clogged unclogged it with nitrogen and strap drains advised to have a plumber come check out the 90 degree fitting when pvc drains comes out to see if itâ€™s pitching correctly that could be the culprit system draining properly at this moment
No cool. Condenser not running. Found condenser fan motor defective. Removed and replaced with new universal. System cooling properly at this time
Arrived to primary line clogged installed quick blast and nitrogen clear the line system draining properly
Perform 2 system maintence washed condenser coils changed supplied filters checked refrigerant levels and capacitors both system are cooling properly at this moment
Return today to install another blower motor upstairs. System came on and is operating properly at this time. # no
Completed diagnosis, possible leak in upstairs evaporator coil. Customer will call home warranty for service.
Replace defective blower motor on upstairs unit. Check charge and added1 pound of R 22. System cooling properly at this time.
Completed diagnosis, system was giving me a 126 error code. Repaired corroded wires inside of condenser. Replaced about 4ft of low voltage wire, and reset fault codes. Recommended maintenance agreement, declined at this time.
Performed electronic leak search, found crack in evaporator coil.

AC performance tune up times one system. Inspect blower, evaporator and ductwork. Found inside of furnace cabinet completely covered with sheetrock dust. Recommended to Elizabeth that she is breathing this and it needs to be cleaned. Also cleaned evaporator coil with solution in place. Old blower and pull blower wheel out to clean separately. Check thermostat for proper operations. Check outdoor unit. Refrigerant level good at this time. System is operating at manufacturer specs at this time.
Completed a/c maintenance check out, flushed drains,blower/condenser fan amps were good. Compressor amps, found run capacitor below range. Installed Turbo capacitor 70/5. No other problems found. Also talked to customer about surge protectors, declined at this time
Arrived to find system not starting due to bad capacitor and turbo was Installed. Turbo capacitor and 3 lbs of refrigerant were added and customer will call about maintenance.
Ac checkup on unit. Inside unit checked along with blower and coil. Condenser checked, air speed checked, fllter checked. Condenser was rinsed and freon was balanced. Compressor Amps, contactor and capacitor all.with range at this time. Suggestions are to fix the drain lines which I'll an estimate for in the invoice. Also to add dampers
2 system Maintenance on trane units. Both condensers checked along with compressor Amps, fan amps, capacitors and hard starts. Capacitor on upstairs was low and replaced with turbo cap. Airflow was also adjusted and turned down on both units. Both condensers were rinsed and pressures for units its will be attached to invoice. BothÂ furnaces were checked, filters checked, blowers checked and the only issue found was with the drain lines. I highly recommend fixing the drains since upstairs system is lacking flood prevention to shut off unit if it does back up.Â Drains cover replacement and come with am ez trap. Can confirm ac is running at this time on all units.Â

Refrigerant level is okay at this time. Test capacitor and contactor. Wash condenser coil. System operating at manufacturer specs at this time.
Heat checkup /ac checkup on heat pump. Pics of pressures will be attached and system components working at this time. Can confirm heat and ac are running at this time.
Ac checkup on 3 trane systems. Pressures for all 3 attached as pics. 2 appear to be low but tends are the 60s and its raining. Recommendations are for hard start kits on all the units and for a drain line upgrade on one of the 3 in the attic. Can confirm ac is running at this time.

Heat performance tune up times one system. Inspect blower, evaporator and ductwork. Tested all safety features High limits and roll out. Check heat exchangers for cracks found none. No carbon monoxide or gas leak detected in home. Tightened all wire connections. Test thermostat for proper operations. System operating at manufacturer specs at this time.
Heat check up on 2 units we installed. Both systems are operating at manufacturer specs at this time. Both filter were changed out. House has sidewall registers in the ceilings which are causing some hot and cold spots and reguster replacement was suggested. Some ductwork modifications were also suggested but only if the customer has an issue with current airflow. Can confirm heat is running atthis time. 824 was swapped out under the 10 years P&L warranty.
Heating Maintenance on 3 systems. Checked the heat exchangers. Cleaned the flame sensors and checked the igniters. Checked all the safety switches. Checked the gas pressures and checked for carbon monoxide. There is no carbon monoxide present at this time. Tightened all the electrical connections. Inspected the blower motors and the inducer motors. Inspected the ductwork. Replaced the 20x25x4 filters on all 3 units. The systems are working properly on heat mode at this moment.
