AC performance tuneup times two systems. Inspect blowers, evaporators and ductwork. Joe is aware that the filters need to be changed. Verify primary drains are clear at this time. Check thermostats for proper operations. I checked outdoor units. Upstairs system is low on refrigerant.I advise Joe to get ready to purchase a new system soon. Given the age of the system which is 15 years old. At least 2 pounds low of refrigerant

Preform HVAC maintenance on indoor and outdoor units.checked drain line for blockage and mildew , also checked all three amps on motor in range from .6 to 1.0 duct work in attic is good , checked all three outdoor units all three condenser have turbo capacitor 30 for the compressor and 10.5 for the outdoor motor, coils was dirty, so I washed all three coils. contactor are ok , connection are tight. Hey say performance tuneup times one system. Filter needs to be changed and client is aware of it. Inspect blower, evaporator and ductwork. Check thermostat for proper operations. Check outdoor unit. Refrigerant level is good at this time. Check capacitor and contactor. System is cooling properly at this time. I am leaving a quote for a new fresh air ventilation system. One that will give the client the option of turning it on or off.

One time maintenance on the air conditioner. Spec blower, evaporator and ductwork. System is a 2016, 5 ton zoned system. The evaporator coil has oil all over it. Only had a 6° temperature difference. Cleared and flushed primary drain line. Checked thermostats for proper operations. The zone system is operating properly. Went outside to check charge. Verified with Sean that the system was extremely low. He stated that the last part of the summer last year and struggled. Check capacitor and contactor. I washed the condenser coil. Performed maintenance on 2 systems: Recommend adding start kit to main unit and contactors to Masterbedroom condenser because contactors are pitted. And main unit over amping on start up. Also Masterbedroom unit is 23 years old beyond life expectancy and could fail at anytime. Recommended adding float drain safety switches to both units to protect ceiling from ceiling damage. Refrigerant levels, drains are clear, run capacitors are in good shape. Systems are functioning at this time. Start kit for main condenser $318.75 Float drain safety switches for two $257.00 Total parts/Labor $575.75

No cool upstairs. Found float switch tripped because the drain was clogged up. Isolated both units with the quick blast we installed and cleared with nitrogen. The drain line itself was clear. There was some buildup in the P-trap. I treated with drain solution and system is flowing properly at this time.
