Performed spring check on upstairs/downstairs systems, both units are working fine. Masterbedroom system is low on refrigerant, performed electronic leak search Evaporator is leaking. 4 ton horizontal box evaporator coil.

Perform a 3 system maintence drains are all clear , treated the drains checked the ductwork and changed the filter on all 3 systems. Also washed up all 3 condensers Masters system has a 5 degree. Also checked Freon levels and run capacitors, everything is working great. Also replaced all three media filters.

System was short cycling, repaired refrigerant leaks at evaporator coil around couplings. Pulled vacuum no leaks, added 10 pds of 410a. Left 12 degrees on sub cooling. And 22 degree temperature differential.

Came out from one system maintenance. Found everything running to manufacturer specifications. While I was here I performed condenser cleaning, expected all electrical components and checked refrigerant levels. Everything is running great at this moment.

Last night storm might have interrupt voltage surge to outdoor unit, I let unit run for a hour straight to see system operation and drain flow, unit working properly checked float switch, unit outdoor coil is dirty washed outdoor coil , indoor coil had air leaking, put tape around coil to prevent air lose and sweating because of humidity.
