Competed with no cool on a 2022 american standard with 2014 Lennox furnace and evaporator coil gas horizontal in attic. Found restricted evaporator coil with txv. Gave the option to do minimum repairs, or complete unit upgrade with additional 13 inch return.

One system heating tune up. Inspected blower, furnace, ductwork, and safety devices. Tested for carbon monoxide and gas leaks. System is working properly at this time. Changed filter 20x25x4 Ms. Barnard said she found black particles throughout home. Found that supply ductwork is old brittle and starting to breakdown, duct work is also coated with growth and bacteria. Recommended ductwork replacement

Preformed the fall maintenance on the 2 systems. The heatphm9 system is operating properly at this time. The main system has rust that will lead to a Crack on the heat exchanger, the evlaporator coil is dirty. Consideration for system replacement should be done soon.

Performed 1 system gas heat check up. Horizontal in attic. Talked to homeowner about where he could find better 20x30x1 air filters. Currently using merv 1 every 30days. Oddball size. Furnace in the attic is heating well. Only 2 yes old. Cleaned flame rod, confirmed all motors are working properly. Condensating furnace has a clear drain line and good slope. No issued for furnace. Set back to cooling and condenser turned back on.

Performed ac maintenance on both the trane main system. 5 ton r22 from 2005. Noticed that the evaporator coil had oil stains and was rusted. Performed electronic leak search, leak detector sounded off on the indoor coil at multiple spots. System is still operating at this time. Multiple small leaks. Let homeowner know to start preparing for system replacement. The other system services the detached shop behind the home. That system is cooling great. Washed out both condenser coils. Replaced air filter

Master bedroom, condenser was 100% impacted with grass, rock, dust, and mud. Recent construction took its toll on that particular unit. Took condenser down to the coil and used an acid wash. System is cooling properly at this time.

Checked system came across the same drain line clogged from months ago no charge for work performed since it is a call back cut drain line open and blew it out. poured drain solve down the drain to break apart clogs.

Checked system that services the downstairs basement and the living room. The damper that is for the basement was stuck closed where the thermostat is. And there was a damper that it was jumpered with that was not responding for power closed(stuck open). Made homeowner aware and gave him price to replace those damper motors because the chance of this happening again to either of those are high. For now, I moved the damper lever and they are both responding for opening and closing. See photos and videos attached.

Checked system. Compressor plug was burnt out, likely shorting was the popping and arcing that was reported. Installed a new compressor plug I had in my bag. Tested compressor run amps and they are below spec. Homeowner will be leaving out of town and I asked them to monitor via ecobee app.

AC performance tuneup times two systems. Supplied and changed out downstairs 20 x 25 x 4 filter inspect blowers, evaporators and ductwork. Drains are free flowing at this time. Checked thermostats for proper operations. Check outdoor units. Condenser coil’s were 70% impacted with dirt. Washed both condensers thoroughly inside and out. I am going to recommend a new filtration system for the upstairs unit. Right now it is using a 16 x 25 x 1 filter in a filter rack. I am recommending a 4 inch filter that can be changed from the attic just like the downstairs. Systems are cooling properly at this time.

AC performance turn off times one system. Client changes is on filter. Inspect blower, evaporator and ductwork. Cleared primary drain line. Checked outdoor unit. System is at least 2 pounds. Low of our 22. I advised Nelson to refuse the refrigerant needed because the system is already pulling. 16 ounce. Adding refrigerant will only add stress to the compressor. I am leaving two quotes today. One for a single stage outdoor unit and one for a two stage outdoor unit. Clean condenser coil and checked capacitor and contactor.
