Preformed the fall maintenance. Found no gas leaks or carbon monoxide. Found the bedroom system to struggle to light due to the gas value and the ignition assembly. Recommend replacement for this system sooner than later. Found the main system to have higher amps and begging to show its age. See pictures.

Swollen 60 mfd capacitor and 5 mfd capacitor for condenser fan motor weak. Installed a 60-5mfd capacitor and system began to operate. Washed condenser coil. R22 levels are good today.

Contactor burnt out, high volt wire burnt as well. Dual capacitor below tolerance. Replaced contactor and capacitor. Also made high volt and low volt wire repairs at condenser. System began to cool well after repairs made. System has enough r410a charge.

Checked system, came across outdoor unit very close to end of life. Was able to get it started with new 80mfd capacitor, 5 ton start assist kit and contactor. Let homeowners know of system condition, asked for estimates. Left 4 line sheet with discounts applied and left finance options for 0% up to 60month and 6.99% for 120months. Price reflects 1070.19 off system for work done today. Would need to add another 16” return to existing 16”,10”,10” returns. 12”,12”,10”,10”,7” supply Repair the link in the duct going to upstairs area 10”

When I arrived the unit was completely out of r22 refrigerant. Found a lot of oil at the evaporator coil and quoted the customer for 3 ton repairs and replacement of the unit see attached picture for quotes. Customer has one system running still and needs time to determine his next steps.

Zac 7/21/23 found capacitor had failed replaced it because it should have been caught yesterday and found a unit unwashed which I cleaned.

On arrival found the upstairs system to have a faulty capacitor. Added a turbo and a hardstart to the system. Installed surge protectors on both units. Units are working properly at this time. The systems are on the old r22 informed the customer of this to prepare.

Preformed system maintenance on up and Downstairs systems. The drain lines both a a build up in the trap that was cleared today. Noted clean filters but they where still bowed out this may be to the filter being to high a rating for the system or not enough return. Filter bowing is a common issue with upflow closet units. Elsewise the refrigerant levels are good and all electricals are in normal operating range. Found no issues with system performance at this time.

Heating Repair - Arrived to find system one of the systems not running due to blow capacitor and fried disconnect. Both were replaced and systems were turned on. Both systems are over 20 years old and are in need of cleaning and a good amount of repairs. Recommendations are to replace both and Chris will be coming out to give quote.

Replaced return on package unit along with the boot. Can confirm AC is running at this time

Condenser fan motor was switched and unit is cooling. Blower motor remain s a concern as it's drawing high amps and was dirty but pressure and delta are within range
Jason D.
Arrived to find the compressor shut down on thermal overload and the condenser fan not running. Capacitors were changed out and system was run. After looking at pressure which showed lack of airflow the coil was looked at found to be extremely dirty. A coil clean was done and system isnrunning. Condenser fan motor makes a loud noise due to bearing failure and customer was made aware of the fact it could go any day. Need to return on Monday with possible return boot and ductwork fix.
