One system heating tune up. Tested blower and furnace. Checked for carbon monoxide and gas leak. System is operating properly

Performed two system gas heat maintenance. Filters are good at this time as I replaced them this visit. Inspected blowers, evaporators and ductwork. Test all safety features high limits and roll outs. Check heat exchangers for cracks found none. No gas leaks or carbon monoxide detected in home. Systems are operating at manufacture specs t this time.

Fall furnace tune up one system. The system was turned on and tested. The filter was noticed to be in need of replacement. The homeowner stated that they would replace it. The system is heating properly at this time.

Checked system came across leaking evaporator coil in attic. Confirmed with leak search. Compressor also tripping breaker intermittently because of short inside of compressor. Switching from low stage to high stage improperly. Homeowner requested pricing for new system. Performed load calc. Home requires 43k Btu/h cooling. Homeowner requested to quote for 5 ton systems.

Performed ac maintenance. Came across some issues with 2017 Ameristar 4 ton single stage system. No float switch, capacitors getting below tolerance and high starting amps. Homeowner elected to make preventative repairs today. Installed ss1 float switch, explained if drain clogs up, thermostat will go blank. Installed turbo200x on outside unit. Turbo mini for indoor blower. Also installed 4 ton start assist kit. System cooling at this time, let homeowner know to order the 20x30x1 air filter online because it’s a unique size. System cooling and operating better than I got here.

Even after customer calls electrician out to fix the issue with a breaker not operating the outdoor unit there will still be multiple issues still wrong with the system. Starting with the drains there will need to be a secondary drain run from the emergency drain pan so it does not just hold water until It overflows. The primary drain line will need to be cleared as well as the primary drain pan will need to have the growth removed from it, so it does not immediately clog again. The primary drain line will need some attention as it is not properly glued and can leak. A float switch should be installed to prevent system overflow and damage to the ceiling. And a properly sized drain Pan for the system will need to be installed. The evaporator coil shows signs of leaking and we need to be replaced, the outdoor unit also shows signs of leaks in several different places. Spoke with customer who would prefer a new outdoor unit. Checked system, came across a frozen system. Indoor motor is running but this is the reason temperature rises during the middle of day. System from 2000 r22 2 ton Lennox. System leaking from indoor evaporator coil. Supply 14” return 14” 3/4 & 3/8 copper. Oncor Left system upgrade options, offered to add refrigerant until we can install next Monday. No decision at this time.

Refrigerant level good at this time. System has a perfect 20° temperature split from the supply to the return. System is cooling properly at this time.

Systems are checking out fine. No issues. Replaced filters and washed condenser coils.

Performed one system cooling maintenance. Homeowners had pre paid with Montgomery. System will have trouble cooling this summer due to the delta T being 14 degrees. Confirmed refrigerant leak with James in the attic. Left him with replacement options. Applied membership pricing, 5% senior and 5% veteran discounts. Also used a $1000 off coupon from Montgomery merge mailer. Homeowner has a busy rest of this week and will ponder on equipment selection.
