Heat works and oil stain has been fixed. I power washed the porch.
One-time tune up times two systems. Inspect blowers, evaporators and ductwork. Upstairs furnace has always been set wrong from the beginning. The blower door did not fit the opening so I had to drill holes and make it fit. Verify drains are clear at this time. Tested thermostats for proper operations. Upon arrival downstairs was lit up but the upstairs was blank. 5 amp fuse was pop during the installation of the thermostats. Replaced fuse and made adjustments to stop infiltration of attic air into the system. Both filters need changing at this time. They are 16x30x1. Check outdoor units. Both run capacitors are just within specs. Refrigerant levels are acceptable at this time. I washed condenser coils
AC performance tune up times one system. Change out filter client supplied. Inspect blower, evaporator and ductwork. Treated drain lines. Check outdoor unit. Refrigerant level good at this time. Wash condenser coil. Test capacitor and contactor. Straightened up inner condenser coil system operating at manufacturers fax at this time.
Completed a/c maintenance check up, cleaned condenser coils, flushed drains, checked amp draws and Temp splits were good.System is functioning properly. Also customer declined renewing Gold Membership right now.
Completed a/c maintenance check washed /cleaned out both condenser coils. Compressor/ blower amps were good, flushed out drains, change media filter on downstairs. customer will replace upstairs filter. Run capacitor on upstairs condenser rated at 45 microfarads, performing at 41 customer declined replacing it. No other problems found.
Install walkthrough done. Old Thermost was put back on and drain lines were fixed. Russ will be sitting down with Tom to discuss install issues. Can confirm ac is running at this time
Performed maintenance check out on all 4 systems, washed condenser coils. flushed drains, checked refrigerant levels, all amps on blowers and compressors. Changed all media filters, temperature splits were good. Everything is performing up to specification.

Need to Dab the attic trim and add a backplate to the t stay when we go back to do other system install
Need to get with office and russ on final charges. Inducer was replaced on master system which is 2 years old, thermostat was mounted in mbr.
Arrived to find Cao blown and system low on freon. Turbo was installed and 1 lb of 410 was added. Can confirm ac is running g at this time. Need to monitor fir possible leak and have pressures listed in invoice to compare to. Turbo cap, trip and 1 lb of 410a

While I was here I performed condenser cleaning, expected all electrical components and checked refrigerant levels. Everything is running great at this moment Recommendation is to fix the drain lines so they have proper fall. Estimate will be left in the invoice

While I was here I performed condenser cleaning, expected all electrical components and checked refrigerant levels. Everything is running great at this moment Informed customer changing registers will solve his temp differential downstairs and will leave pics of the ones they need.
Arrived to find system empty. Russ is set to co.e out tomorrow at 8am. Can confirm system isn't running at this time
3 system maintence found secondary drain pan rusted out on the upstairs system and recommend replacing not an emergency but should be done other than that all 3 systems are running to manufacturers specs at this moment.
3 system Maintenance on trane units. All 3 condensers checked along with compressor Amps, fan amps, capacitors and hard starts.Â All 3 were condensers were washed and pressures for units its will be attached to invoice.Â Â furnaces were checked, filters checked, blowers checked and the only issue found was a low capacitor on the downstairs unit and turbo cap was installed. Can confirm ac is running on all 3 u its at this time.

AC performance tuneup x2 systems. South side evaporator is leaking. Comfort specialist to give Mrs Spear options tomorrow between 8 nd 830m. North side system is doing ok at this time. Changed out filters client supplied. Washed condenser coils. Leaking coil needs refrigerant.
Came out from one system maintenance. Found everything running occurring its age. Compressor Amps are high and high side pressure is a little above normal but expected due to age. System has a fan capacitor that's low and its recommended to add a hard start kit to help with compressor over amping. While I was here I performed condenser cleaning, expected all electrical components and checked refrigerant levels. Everything is running as expected. Airflow was adjusted down to help with quick cool runtimes.
AC performance tune up times three systems. Change out all three filters that client supplied. Inspect blowers, evaporators and ductwork. Verified all drains are clear at this time. Tightened all wire connections. Test thermostats for proper operations. Check outdoor units. Refrigerant levels good at this time. Test capacitors and contactors. Wash condenser coils. Systems operating at manufacturer specs at this time.
