Fall heater tune up to systems gas furnaces. Upon arrival the systems were turned on in heat mode and tested. The blower motors, capacitors, heat exchangers, burners, flame sensors, hot surface igniters, fence systems, gas lines, ductwork, filters, and electrical connections were all inspected. The filters were replaced with one's provided by the homeowner. During the inspection the duct work was noticed to be in need of cleaning. A previous quote was provided but it will be updated. The systems are both heating properly at this time.

Master bedroom, furnace is undersized or the ac is oversized. Inducer motor is nearing failure and making a loud noise because of this. Same with the upstairs system. Found d the master bedroom to be inproperly sized so the unit is unable to remove the humidity jn the home. No gas leaks or carbon monoxide detected at this time.

Heat performance tuneup times two systems. Inspect blowers, evaporators and ductwork. Tested all safety features high limits and rollouts. The master bedroom unit was acting a rad and second stage heating. I advised it is a recommendation to change out this furnace. It is a 2006 model and it will not be reliable for the winter of 2024. David let me know about the drainage issues that he was having over the summer. Regardless of whether he does the furnace or not it needs to be done before the summer of 2024.

Heat performance tune up 2 units. On the downstairs system there was a co reading of 2-3 ppm. It is recommended to look into replacing the unit. An estimate will be sent for options on replacing the unit. The filters were also replaced with ones provided by the customer.

On arrival found the system to be the southern west system. See pictures. Found the thermostat to be bad. High pressure switch not connected. High stage compressor not connect. Hest terminal on the thermostat and system not connected. Recommend replacement due to age, left pricing for a thermostat only to get some cooling in the mean time. Customer is going to hold off for now because they just replaced the thermostat 3 months ago with another company.

Found the thermostat blank reset thermostat found no error codes present and no drain lines clogged waited 15 minutes ran test system no other problems presented themselves unsure to the root cause of the problems see pictures attached

Completed summer maintenance visit found green lines clogged on downstairs unit and the upstairs unit on the outside needing a capacitor and hard start kit please see pictures attached and estimates informed the customer about their options cleared drain

Complete summer maintenance visit on the 4 rtus Rtu 1 in the front room had a low voltage breaker trip reset system is working properly at this time Rtu 2 the thermostat in the field room on the left on the pole was also completely dead replaced system came on and started working properly Rtu 3 Coil side door was completely off Rtu 4 Working taken 100% of the load We'll have to schedule a follow-up visit in a couple months to change the filters Please see pictures attached

On arrival gathered the blueprints and any information needed to price the system out. I will work out the blueprints and reach back out with a price. Upstairs system( 3 ton ) 2ill need to be upsized accordingly. The downstairs system will need supply and return ducts reran. See pictures

Dispatched for a no cool downstairs kitchen area when I arrived system was on. Condenser was not running due to the run capacitors was swollen and defective. Installed turbo 200. System came on and cooling at this time. Be sure to bring Hepa Filters on upcoming maintenance.

Returned today to try to determine the cause of the no cool for the mini splits on the west side of the building. The unit that was the original call has failed. The other unit is struggling because of the size of the room. It is 40 feet long by 20 feet wide With a 14 foot ceiling that slopes. I am leaving a quote for a new Trane mini split.

Check main system system is about six years old but out of the manufacture warranty warranty was not transferred over from previous homeowner. It is a 5 ton, 16 seer Bryant I had to replace a 70 x 7.5 µF capacitor for the condenser with a turbo 200 X set up as a 70 x 7.5 capacitor. System is cooling properly now.

Returned today to work on the two mini splits for Feed barbecue. After speaking with numerous technicians and train tech support the units are no longer able to transfer heat. Chris Brown is investigating the heat pump condensers. These are no longer able to operate efficiently. The condensers were superseded in 2020. So we will have a quote as soon as possible.

Dispatched for a water intrusion again. I met John here and he told me of a repair that was made to the structure recently. The 3/4 PVC was cut in the process. John had his helpers pick up a stick of 3/4 PVC and I tied it into the emergency along with the hot water heater. Advise John that it could stay this way.

Dispatch to find out the reason a mini split was not able to dehumidify. Found condenser coil to be impacted with dirt so it was unable to transfer heat. Washed condenser coil and lowered fan speed so that the humidity will decrease with the extended run time.

Upon arrival checked in with the customer the following are my findings found the system thermostat to be offset by 5° remediated also found filters clogged went up to the roof and double checked all running pressures system is working to manufacture specifications expected source of problem is offset temperature on thermostat and filters please see pictures attached
